ACCOMMODATION -  A substantial and  tastefully presented luxury holiday homes set over three floors, full of character  with beautiful flagstones downstairs and wooden flooring upstairs.

STYLISH SITTING ROOM - A bright and comfortably furnished room with two double sofas, beanbags, 42" flatscreen TV with Sky/DVD/Nintendo Wii over a modern fireplace set in wall with a cosy coal-effect fire. Double doors lead out onto a sunny patio area with table, chairs and bench.

COMPUTER ROOM - Under the stairs is a cleverly designed room with computer desk and chair. Free wireless broadband for internet access. Phone for incoming and emergency calls. Storage chest with board games. Next to it is a large storage cupboard for all the baby equipment provided.

KITCHEN/DINING ROOM-  From the sitting room, a large opening with exposed beam and step leads down into a modern kitchen with traditional features. Large range cooker, American style fridge/freezer, microwave, fresh coffee-maker, toaster, dishwasher and a range of modern appliances. Flatscreen TV, plus large dining table with ten chairs. Further cosy seating in the fireplace.

SUNROOM -  Leading out from the kitchen down a step is a spectacular sunny, relaxing sun room with wonderful views over the fields and children's play area. Sofa and large beanbag plus CD stereo system with iPod dock.

UTILITY ROOM - Adjacent to the sunroom with washing machine, tumble dryer and clothes airer. Also contains a glass fronted chiller unit for the adults drinks!

BEDROOMS - Five in total (sleeping eight adults max. plus two children and two babies in travel cots). On the first floor are three bedrooms: The first is ideal for children (or small adults!) with a built in 6' x 3'6" cabin bed and 6' x 2" single bed, large drawers, modern hanging space, TV/ DVD/Video with Freeview, CD/radio/cassette and large window with beautiful views over the fields and country lane. The second bedroom has a super King size bed (that can be split to provide two single beds on request), bedside cabinet, large drawers, hanging space, TV with Freeview and large window with fantastic views over the fields. En suite shower room with shower, w.c., wash hand basin and heated towel rail. The third is a double room with King size bed, bedside cabinets, large drawers, storage cupboard, modern hanging space, TV with Freeview and window with view onto the country lane. En suite shower room with shower, w.c., wash hand basin and heated towel rail.

On the second floor are two further bedrooms. The first is a double room with King size bed, bedside cabinets, large drawers and storage, modern hanging space, TV with Freeview and large velux window with stunning views to fields and the sea/lighthouse in the distance. Adjacent is a shower room with shower, w.c., wash hand basin and heated/towel rail. Bedroom 5 is a large twin room with two single beds (that can be linked to make a super King size on request), bedside table, large drawers and storage, modern hanging space and TV with Freeview. Also with large velux window and more fantastic views to fields and the sea/lighthouse in the distance. N.B. All duvets, pillows, bed linen*, bath mats, towels* and tea towels - except those for the beach are supplied. (*Excluding short breaks - can be hired at an additional cost).

BATH/WET ROOMS In addition to the three en suite bathrooms (above), there is a modern tiled wet room on the ground floor with shower and separate w.c, and a family bathroom on the first level with bath with shower attachment, w.c, wash hand basin and heated towel rail.

OUTSIDE Double doors from the lounge lead out to a sunny patio with table, chairs and bench.  from the pretty courtyard an opening leads through to a natural meadow and pond, with picnic benches to sit and enjoy the wildlife.

BABY FRIENDLY FACILITIES The farmhouse provides two travel cots, two highchairs, a baby bath, bath seat, two potty/toilet seats and steps, bed-guards, stair-gates on both levels, plastic eating utensils, monitors, games, books and DVD's, plus many more baby friendly facilities to make the holiday as stress-free as possible.

PARKING Adjacent to the courtyard is parking for 2-3 cars.
